The office space includes key-less entry system, onsite mailboxes, refrigerated air conditioning/ heating, furnished lobby/waiting area, alarm system, utilities (electricity, gas, water), high speed wireless internet, shared conference room, common area cleaning, 24 hour access, kitchen area with refrigerator, interior lobby directory signage is included in your lease rate.

The keyless entry allows for 24 access to your office

Parking for your clients and yourself is available in the west parking lot as well as street parking on Sierra.

  • Utilities include electric, gas, water and high speed internet as well as ADT security system

  •  Amenities include keyless entry, onsite mailbox, kitchen area with sink, toaster, refrigerator and water fountain, common area janitorial services, shared conference room, waiting area, interior signage at your door and directory sign in waiting area

  • We provide a tenant portal as well where they can pay their rent, see their lease documents, and well as invoices and receipts of payment, submit maintenance requests and contact the property management staff at no charge to them

  • Application fee is $45 to apply.

  • We do not provide any office furniture, printers, copiers, or business services.

  • Additional charges if you choose are exterior door signage (this is to put the name of their business on the glass exterior doors usually runs about $60)

  • If the tenant chooses to pay with a credit card they will be charged a 2.95% transaction fee

  • Also, tenant can pay the cleaning service we contract with to clean their suite at an additional charge

  • Light bulbs for their suite are their responsibility

  • Late fees are assessed after the 5th of the month if the rent is not paid on time.

  • We do not charge security deposits, however we do charge a $200 non-refundable move in fee to all tenants

  • Rental insurance is recommended and can be purchased through the tenant portal.

  • Tenants can repaint their office  using a professional painter or once a request is submitted to the PM with the color and details of what will be painted if they are painting themselves (tenant will be responsible for costs of repainting their unit).

There is no tech expert available for tech problems, however if there are issues with the internet they can contact property management and we will navigate the problem.

The rent may increase based on market rents. A 6 month lease is more expensive than a 12 month lease

  • Applicant will visit mtinm.com and fill out an application with an application fee of $45
  • MTI Property Management will perform a background check and credit check upon completion of application

  • Property Management will notify the applicant of the status of their application by email, text or phone call (depending on current tenants schedule the actual office space may not be available at certain times to view).  The applicant is welcome to set up a time to view the common areas.

  • A welcome letter to the tenant portal will be sent and new tenant will need to activate as soon as possible so the lease can be sent and signed before move in date.
    • The tenant will choose a 4 digit pin for the keyless entry

    • Inform Property Management the name of the company to be put on interior lobby directory

    • Inform PM if they would like to pay for exterior glass door signage (Name of Company)

  • The tenant can pay the upcoming month’s rent as well as the move in fee through the portal

  • If paying by check they can make the check out to 02-22 231 Sierra and can be sent to

  • All payments need to be received before moving into the office, no payments will be accepted on the day of move in.  NO CASH payments accepted

  • On Move in day we will meet at the unit at a designated time and the tenant will perform an inspection of the unit at that time.  Once the inspection is complete Property Management will provide them with move-in folder with all important information and the keys.

  • PM will show the tenant how to use the keyless entry and make sure it works for the tenant

  • A follow up email will be sent a week later inquiring about any questions the tenant may have

  • Tenant can contact us through email, text, phone call, or through the tenant portal

  • Move-Out process: at 60 days before lease expires tenant will receive a renewal offer.  At 30 days tenant will need to provide PM with the decision to renew the lease, which option they choose, or to give their 30 day notice to vacate (move-out).  Two weeks before the lease expires PM will perform an inspection of the unit to see if any repairs will need to be made for the next tenant.  Upon moving out tenant needs to clear suite and perform a deep clean for the next tenant to move in.
